鉴于甲方是上述物业的合法所有者,愿意将物业出租给乙方使用,乙方愿意承租该物业,双方本着平等、自愿、公平、诚信的原则,经友好协商,达成以下协议:
第一条 物业描述

第二条 租赁期限
2.1 本合同租赁期限为____年,自____年__月__日起至____年__月__日止。
2.2 租赁期满后,如乙方需继续租赁,应提前一个月通知甲方,双方协商一致后可续签合同。
第三条 租金及支付方式

第四条 物业使用及维修

4.2 乙方在使用过程中,如发现物业存在质量问题,应及时通知甲方,甲方应在接到通知后__日内进行维修。
4.3 乙方不得在物业内从事违法经营活动,不得存放易燃、易爆、有毒、有害物品。
第五条 物业保险
5.1 乙方应在租赁期内为物业投保财产保险,保险费用由乙方承担。
5.2 乙方在租赁期内发生意外事故,造成物业损失,乙方应承担相应的赔偿责任。
第六条 违约责任
6.1 任何一方违反本合同的约定,导致合同无法履行,应承担违约责任,向守约方支付违约金,违约金为一个月租金。
6.2 甲方未按约定提供物业,乙方有权解除合同,并要求甲方支付违约金。
第七条 合同解除
7.1 在租赁期内,如乙方未按约定支付租金,甲方有权解除合同。
7.2 在租赁期内,如乙方违反本合同第四条的规定,甲方有权解除合同。
第八条 争议解决
8.1 双方在履行本合同过程中发生的争议,应首先通过友好协商解决;协商不成的,可以向有管辖权的人民法院提起诉讼。
第九条 其他约定
9.1 本合同一式两份,甲乙双方各执一份。
9.2 本合同自双方签字(或盖章)之日起生效。

WHEREAS Party A is the legal owner of the aforementioned property and is willing to lease the property to Party B for use, and Party B is willing to lease the property, both parties, acting on the principles of equality, voluntariness, fairness, and good faith, have reached the following agreement through friendly negotiations:

Article 2 Lease Term
2.1 The term of this lease is for __ years, commencing from __ month __ day, __ year, to __ month __ day, __ year.
2.2 At the end of the lease term, if Party B wishes to continue leasing, Party B shall notify Party A one month in advance, and the parties may renew the contract upon mutual agreement.
Article 3 Rent and Payment Method

3.2 Party B shall pay the rent for the current month to Party A's designated bank account before __ day of each month. In case of late payment, Party B shall pay a late fee of __% of the rent due for each day of delay.
3.3 Upon the expiration of the lease term, Party B shall vacate the property and restore it to its original condition as required by Party A. If there is any damage, Party B shall bear the repair costs as required by Party A.
Article 4 Property Use and Maintenance
4.1 Party B shall use the property reasonably and comply with the property management regulations, and shall not arbitrarily alter the structure or use of the property.
4.2 During the use of the property, if Party B discovers any quality issues, Party B shall promptly notify Party A, and Party A shall, within __ days of receiving the notification, carry out the necessary repairs.
4.3 Party B shall not engage in illegal business activities within the property and shall not store flammable, explosive, toxic, or harmful items.
Article 5 Property Insurance
5.1 Party B shall purchase property insurance for the property during the lease term, and the insurance premium shall be borne by Party B.
5.2 If Party B causes any accidental damage to the property during the lease term, Party B shall bear the corresponding liability for compensation.
Article 6 Breach of Contract
6.1 In case any party violates the provisions of this contract, resulting in the failure to perform the contract, the breaching party shall bear the liability for breach of contract and pay a penalty to the non-breaching party, which shall be equivalent to one month's rent.
6.2 If Party A fails to provide the property as agreed, Party B shall have the right to terminate the contract and claim a penalty from Party A.
Article 7 Termination of Contract
7.1 During the lease term, if Party B fails to pay the rent as agreed, Party A shall have the right to terminate the contract.
7.2 During the lease term, if Party B violates the provisions of Article 4 of this contract, Party A shall have the right to terminate the contract.
Article 8 Dispute Resolution
8.1 Any disputes arising during the performance of this contract shall be resolved through friendly negotiations first; if the negotiations fail, the parties may file a lawsuit with the competent people's court.
Article 9 Other Agreements
9.1 This contract is executed in duplicate, with Party A and Party B each holding one copy.
9.2 This contract shall take effect upon the signatures (or seals) of both parties.
