Ontario Residential Tenancy Agreement
This Residential Tenancy Agreement (the "Agreement") is made and entered into as of this ______ day of __________, 20____, by and between the following parties:

WHEREAS the Landlord is the owner of the residential property described below (the "Premises") and desires to lease the Premises to the Tenant, and the Tenant desires to lease the Premises from the Landlord, for the term and upon the terms and conditions set forth herein.
1. Premises
The Premises are located at: ______________________________________________________
2. Term
The term of this Agreement shall commence on the __________ day of ___________, 20____, and shall continue for a period of ___________ months, and the Tenant shall have the right to occupy the Premises only during this term.
3. Rent
The Tenant agrees to pay to the Landlord rent for the Premises in the amount of $__________ per month, payable in advance on the first day of each month. The first month's rent is due upon the execution of this Agreement.
4. Security Deposit
The Tenant agrees to pay to the Landlord a security deposit in the amount of $_________ upon the execution of this Agreement. The security deposit shall be returned to the Tenant, without interest, upon the expiration or earlier termination of the Agreement, provided the Tenant has performed all of the Tenant's obligations under this Agreement.
5. Utilities
The Tenant agrees to be responsible for all utilities (water, electricity, gas, and internet) used in the Premises during the term of this Agreement. The Tenant shall pay all utility bills directly to the utility providers.
6. Maintenance and Repairs
The Tenant agrees to keep the Premises in a clean and sanitary condition, and to use the Premises in a careful manner. The Tenant shall be responsible for all minor repairs and maintenance of the Premises, except for repairs or maintenance that are beyond the Tenant's control or that would normally be the Landlord's responsibility.
7. Insurance
The Tenant agrees to obtain and maintain comprehensive liability insurance for the Premises in the amount of $_________ per occurrence, naming the Landlord as an additional insured. The Tenant shall provide the Landlord with proof of such insurance upon the execution of this Agreement and shall maintain such insurance throughout the term.
8. Pets
The Tenant agrees that no pets shall be kept on the Premises unless the Landlord provides prior written consent. If the Landlord consents to the Tenant keeping a pet, the Tenant shall be responsible for any damage caused by the pet to the Premises or to the Landlord's property.
9. Subletting and Assignment
The Tenant agrees not to sublet or assign this Agreement or the Tenant's interest in the Premises without the Landlord's prior written consent. If the Landlord consents to the subletting or assignment, the Tenant shall be responsible for the new tenant's compliance with all the terms and conditions of this Agreement.
10. Default
If the Tenant fails to perform any obligation under this Agreement, the Landlord may, at the Landlord's option, terminate this Agreement upon the giving of written notice to the Tenant. In the event of such termination, the Tenant shall immediately vacate the Premises and surrender possession to the Landlord.
11. Termination
The Landlord may terminate this Agreement at any time upon the giving of written notice to the Tenant. The Tenant may terminate this Agreement by providing the Landlord with a written notice of at least ___________ months before the desired termination date.
12. Dispute Resolution
The parties agree that any disputes arising out of or in connection with this Agreement shall be resolved through binding arbitration in accordance with the Arbitration Act, 1991 (Ontario). The decision of the arbitrator shall be final and binding upon the parties.
13. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein.
